PRESIDENT, PCAM® , CAAM

As the founder and owner of Arizona Community Management Services, LLC, Karen Kass practices unique and sustainable management services for each community. With twenty years of extensive experience in community management clients have benefited from vision, thoughtfulness, and responsiveness. Ms. Kass has managed portfolios including single family homes and condominium associations. She has been responsible for up to 8,000 units and budgets exceeding five million dollars. She also has experience managing large-scale master-planned communities encompassing residential and commercial components, as well as resort amenities. In addition to managing existing associations. Ms. Kass has worked with developers and builders on start-up associations and transitions to homeowners.

Ms. Kass holds many important professional designations that are only awarded to the top community managers in both the State of Arizona and on a national level. Ms. Kass has been awarded the Association Management Specialist (AMS) and Professional Community Association Manager (PCAM®) designations from the Community Associations Institute (CAI). The PCAM®  has been awarded to the top 5% of community managers in the nation over the past thirty years. Ms. Kass is one of only 120 community managers in Arizona who holds a PCAM designation. She has also been awarded the Certified Arizona Community Association Manager (CAAM) from the Arizona Association of Community Managers. Ms. Kass is also recognized as a Certified Manager of Community Associations by the National Board for Verification for Community Association managers (NBC-CAM).



SENIOR COMMUNITY MANAGER, PCAM® , CAAM

Senior Community Managers have achieved their PCAM®  designation through Community Associations Institute and their CAAM certification from Arizona Association of Community Managers (AACM). They are the primary contact with Boards of Directors, Homeowners, and private contractors serving the Association.  This active position includes compliance with state and local laws and regulations, inspecting the assigned communities, initiating correspondence, assigning work orders and monitoring work orders, solicitation of bids, processing design review requests, preparation for and attending Board meetings, preparation and presentation of all financial reports, working hand-in-hand with an assigned Community Manager and/or Administrative Assistant. 


COMMUNITY MANAGER, CAAM

Community Managers have achieved their CAAM certification from Arizona Associtaion of Community Managers (AACM) and are required to attend continuing education courses related to the industry.  They are responsible for continuous contact with Boards of Directors, Homeowners, and private contractors serving the Association. The manager will handle homeowners calls, assign work orders, solicit bids, process design review requests, handle notices and violations, do financial data review.


 ONSITE COMMUNITY MANAGER

Onsite Community Managers help to manage all the common elements pertaining to an association. This position is as diversified in duties as it is in location, placement from the suburbs to Downtown. Onsite Community Manager's are responsible for creating all necessary policies, procedures and systems to promote legal compliance, ensure resident safety and meet budget guidelines while streamlining administrative operations.   They pride themselves on resident communication and satisfaction.


 

ACCOUNTING MANAGER

As Accounting Manager of AZCMS Laurie Daly brings over twenty years of accounting experience, ten of which are in the homeowners association industry. She manages the accounting department responsible for all accounting functions.  This includes accounts receivables, accounts payable, interaction with title companies, maintenance of checking/savings accounts, production of modified-accural financial reports, follow up on delinquent accounts, and interaction with CPA's during audit and reviews.  Laurie attends Board of Directors meetings upon request.





COVENANTS ADMINISTRATOR

The Covenants Administrator understands the need for good communication between the management team, Boards of Directors, and the Homeowners.  They are responsible for  understanding governing documents related to use restrictions. They monitor Compliance Reports and work with Homeowners to bring conformity.  Following a community-wide inspection the Covenants Administrator will upload photos and process violation letters using 212 software. Reports are routinely monitored for compliance dates and communicated back to the Community Manager.  


 


SPECIAL PROJECT COORDINATOR

Lindsay Bowden is responsible for coordinating special projects and assignments directed towards improving Homeowner involvement and information management systems; to include web sites.   Lindsay orchestrates activities or projects and assists the Boards of Directors in building and branding the community.  In addition, Lindsay trains staff and management on new programs and systems. 


 




 


OPERATIONS MANAGER  

 As the Operations Manager, Veda Jones is responsible for providing effectiveness and efficiency to all communities .  Her administrative background helps her take on many different responsibilities. Veda is proud to contribute short and long-term organizational planning and strategy as a member of the team.
